A design and a plan, scoped to your site

A design for the project and a plan for building it: what goes where, what it is made of, in what order the work happens, and what it costs. The itemised quote is part of it. Everything is scoped to your property, which is why the published figure is a starting point rather than one fixed fee.

The published figure is a floor, not the price. What moves it is the size of the project, how much of it is still undecided, and how difficult the site is to work on. You will be told the price for your project before you are asked to pay anything.

The consultation fee you already paid comes off this price.

Who this is for

  • You know roughly what you want and not at all how it should be laid out.
  • The site has a problem — drainage, grade, access, an awkward shape — that has to be solved before anything can be priced honestly.
  • You are doing the work in stages and need the stages to add up to one coherent thing rather than three unrelated ones.

Who this is not for

If one of these describes you, do not buy this. It is cheaper for you and it is the reason this section is on the page.

  • You already know exactly what you want built. Buy the quote; the design would be paying us to agree with you.
  • You need stamped engineering or permit-ready architectural drawings. We do not produce those and cannot sign them.
  • You want someone to manage the build. We do not do that either.

How it works

  1. Step 1

    The consultation comes first

    The scope of the design is agreed after we have seen the site, and the price is set with it. We would rather give you a real number than a starting one.

  2. Step 2

    We design to the site, not to a template

    Grade, drainage, sun, access and what is already there decide most of it. Taste decides the rest, and that part is yours — our job is to tell you what each preference costs.

  3. Step 3

    You get the design and the plan

    Layout, materials, the sequence of work, and the itemised quote for building it. Written so that a contractor can price it, and so that you can tell whether they actually have.

What is not included

  • Stamped engineering drawings or permit applications.
  • Construction, supervision or project management.
  • Ordering materials or booking trades.
  • A guarantee that a contractor will build it for the figure we quote.

Where this sits

The design decides what gets built. The quote prices it and is included here, so the two are never bought separately.

  • Comes first, and sets both the scope and the price of the design. The verdict says whether a design is what your project actually needs.

  • Included in this service. Do not buy it separately.

  • Comes after. A finished design is the cleanest thing to send out for bids, because there is nothing left for a contractor to interpret.

What we cannot tell you yet

  • We do not publish an upper figure for the design, because any ceiling we printed would either be wrong for your project or padded to be safe for ours.

How you get it

Arranged after a consultation, because the price cannot be set before the site has been seen.

A consultation is $150, and that fee comes off this service if the verdict says you need it. Often it says you do not.
